Leasing your property

In order to minimise the vacancy period of your investment property, achieve a good rental return and attract great tenants; the property needs to be presented accordingly. This means that it is clean and tidy and in a good state of repair. A property that is presented well and priced correctly has the best chance of being rented quickly.

Advertising

We advertise your property in several ways. With the evolution of the internet, the way in which tenants look for rental properties is very much online. To this end, we ensure we have a strong online presence for your property on both major real estate portals and social media.

Property Tree

Unrealestate utilises a portal called Property Tree. As a Landlord, you can create your own log-in and be able to see exactly where the rent is paid up to, income and expenditure, maintenance requests, paid invoices, inspection reports and statements. Property Tree is in real time, so all information is current.

Tenant Selection

Prospective tenants are required to provide all information requested on our extensive “Application forms”, along with relevant ID. We have a strict tenant selection process. We phone all referees supplied on the forms including past landlords and employers. Tenants are then selected if the information supplied reaches the standards we require; the information is then passed to you for your final approval. We are also members of TICA and will check their details through this database to check for previous rent defaults.

Arrears

Whilst all care is taken to avoid arrears, some tenants will occasionally fall into arrears for various reasons. Rent arrears are checked daily and followed up with appropriate action – phone call, SMS, letter or forms.

  • 5 days in arrears - The tenant receives an SMS advising them of their missed payment and is asked to make payment as soon as possible.
  • 9 days in arrears - Again, the tenant receives an SMS advising them of their arrears and that prompt payment is required.
  • 14 days in arrears - A letter is issued advising them of their arrears and reminded that if payment is not made, a Notice of Termination may be served.
  • 15+ days in arrears – A letter issued advising them of their arrears with a Notice of Termination attached. If all rent is not paid within the 14 days, an application to Tribunal can be made without further notice.

Periodical Inspections

Inspecting your property is a fundamental service we carry out for our landlord clients. It is a service that is vital and one that we take seriously. Our first inspection is carried out in the first 4-6 weeks of your new tenant taking possession, thereafter, 6 monthly. Up to 4 inspections are permissible in a 12-month period, which permits a personal inspection should you want one. A detailed report, including photos will be forwarded to you following each inspection.

Landlord Payments

Depending on your requirements, you can receive fortnightly or monthly payments which will be electronically transferred into the account of your choice. These payments will be made on the closest business day to the 15th and last business day of each month (please note that it may take overnight to be cleared into your account) and you will receive a detailed statement at the end of each month.

Maintenance

We can arrange and supervise maintenance and repair work on your behalf at no additional charge. Authority to carry out work on your property is at your discretion, as per the Managing Agency Agreement and we will attempt to contact you for final approval wherever practicable. We have access to a pool of fully licensed and insured tradespeople who carry out repairs quickly and efficiently. The payment of the repairs is then made from your rental income, with a copy of the invoice forwarded to you with your statement.

Rent Payments

Tenants pay rent via internet transfer or bank deposit. Tenants must pay their rent ON TIME, EVERY TIME, fortnightly, weekly or monthly.

Ongoing Management – Management Fee and Letting Fee

  1. Changing Agents

It’s easy. You will not have to call your current agency or communicate with them in any way; we will manage the change over for you. We will organise for the tenant to be notified and the keys and paperwork to be collected from your former managing agent. Everything else carries on as usual
